King Capital Group Investment Fund invests in a broad range of real estate activities across the United States and its territories. Our strategy is built around diversification across asset types, geographies, and investment structures to reduce concentration risk and create multiple pathways to investor returns.

We acquire residential and commercial properties including distressed assets at below-market prices in high-demand locations, then rehabilitate, reposition, or hold them to maximize value and generate returns.

We identify undervalued properties with strong upside, execute targeted rehabilitation programs, and resell them in markets with high buyer demand — generating realized profits that support investor note payments.

For select commercial and mixed-use properties, we take a long-term approach repositioning assets, stabilizing tenancy, and holding for durable cash flow over time.

Beyond direct ownership, we invest in mortgage notes, tax liens, and other real estate-backed instruments adding income streams and diversification without the operational complexity of property management.

The fund provides short-term bridge loans, buy-and-hold financing, and secondary lending positions to real estate investors and operators generating interest income while expanding the fund’s reach.

Start by requesting the Private Placement Memorandum (PPM) and supporting documents. These materials give you a complete picture of the offering, the fund structure, the note classes, the risks involved, and the terms of your investment.

Once you have reviewed the offering materials and are ready to proceed, complete the Investor Qualification Questionnaire. This document collects the information required to verify your accredited investor status, confirm your investment objectives, and assess suitability.

You will need to provide:

  • Personal identification and contact information
  • Documentation supporting your accredited investor status (income, net worth, or entity documentation)
  • Information about your investment experience and financial situation

Choose the note class that best fits your investment goals and capital availability.

Class A Notes pay 8% simple interest annually and require a minimum investment of $250,000.

Class B Notes pay 6% simple interest annually and require a minimum investment of $25,000.

Class C Notes are available at the Manager’s discretion based on the amount invested and agreed terms.

After purchasing a minimum of one unit, investors may purchase fractional units.

Complete and sign the Subscription Agreement (Exhibit B). This is the formal document through which you commit to purchasing your chosen notes. It includes customary representations and warranties from both the Company and the investor.

Note: The mailing address may change from time to time. Please send an email to confirm the current address before mailing any documents.

Once your documents are submitted, the Compliance Department will review your Investor Qualification Questionnaire and Subscription Agreement to confirm completeness and verify your accredited investor status.

You may be contacted for a telephone interview as part of the review process. Additional documentation may be requested if needed.

Do not wire any funds until you have received written confirmation that your subscription has been accepted.

After your subscription has been formally accepted, you will receive wiring instructions. Transfer your investment funds to King Capital Group Investment Fund LLC via wire transfer or ACH.

Accepted funding sources include:

  • Personal funds (wire transfer or ACH)
  • Self-directed IRA
  • Self-directed 401(k)
  • SEP IRA or Keogh account

If you are investing through a self-directed retirement account, contact your custodian in advance to determine what additional forms or procedures they may require.

Once your funds are received and your subscription is fully processed, the Company will issue your Promissory Note. This document formally confirms your investment, your note class, your interest rate, and the terms of your participation in the fund.

Interest begins accruing the day after your funds are received by the Company.

Sit back and earn. Accrued interest is distributed to all note investors twice per year:

Payments are made pro rata to note holders based on their invested principal and note class. The Company will issue an IRS Form 1099-INT for tax reporting purposes each year.

Denise Johnson is the sole Manager and controlling owner of King Capital Group Investment Fund LLC, (KCGIF) a California limited liability company headquartered in Beverly Hills. With years of experience investing in commercial and residential real estate, mortgage notes, and tax liens, Denise brings a practical, results-oriented approach to every decision the fund makes.

She has personally managed, acquired, and held a wide variety of properties throughout the United States, building relationships with bankers, brokers, project managers, and joint venture partners that the fund relies on to source and execute investments effectively.
