Our Story
King Capital Group Investment Fund LLC (KCGIF) was formed with a clear and deliberate purpose: to create a vehicle that gives accredited investors access to real, tangible real estate opportunities, without the complexity of direct property ownership.
Founded by Denise Johnson and incorporated in California in December 2025, the Fund was built on years of firsthand real estate experience spanning residential rehabs, commercial acquisitions, mortgage notes, and investment financing across the United States. Denise recognized a market gap for investors seeking exposure to real estate-backed returns with a defined structure, regular income, and a manager they could trust.

The Fund operates with a straightforward premise: raise capital from verified accredited investors, deploy it into meticulously selected real estate investment activities, and return consistent interest income to investors on a semi-annual basis. No hidden fees. No guesswork.
We are a newly formed company and we say that openly, but we operate from a combined 30 years of deep market knowledge, established relationships, and the discipline to facilitate a thriving Fund forged in excellence.

A Diversified Real Estate Investment Strategy
King Capital Group Investment Fund invests in a broad range of real estate activities across the United States and its territories. Our strategy is built around diversification across asset types, geographies, and investment structures to reduce concentration risk and create multiple pathways to investor returns.
Residential & Commercial Acquisitions
We acquire residential and commercial properties including distressed assets at below-market prices in high-demand locations, then rehabilitate, reposition, or hold them to maximize value and generate returns.
Fix & Flip / Rehab
We identify undervalued properties with strong upside, execute targeted rehabilitation programs, and resell them in markets with high buyer demand generating realized profits that support investor note payments.
Buy, Hold & Manage
For select commercial and mixed-use properties, we take a long-term approach repositioning assets, stabilizing tenancy, and holding for durable cash flow over time.
Mortgage Notes & Tax Liens
Beyond direct ownership, we invest in mortgage notes, tax liens, and other real estate-backed instruments adding income streams and diversification without the operational complexity of property management.
Bridge & Private Lending
The Fund provides short-term bridge loans, buy-and-hold financing, and secondary lending positions to real estate investors and operators generating interest income while expanding the Fund's reach.

We collaborate with experienced real estate operators, project managers, and investment Funds through joint ventures and strategic partnerships accessing more opportunities and scaling capital deployment responsibly.
How the Fund Works for Investors
King Capital Group Investment Fund LLC is structured as a California Limited Liability Company. Investors participate through promissory notes, not equity, which means you are a note holder, not a member or owner of the company. This distinction matters.
As a note investor, you receive:
- A defined interest rate 6% or 8% annually, depending on your note class
- Semi-annual interest distributions
- A promissory note instrument that formalizes your investment and its terms
- Protection through the Fund’s asset base, all properties and assets of the company are available to satisfy notes upon liquidation or dissolution
Note investors do not hold voting rights or management influence, which allows the Fund to move decisively and efficiently in competitive real estate markets.
Withdrawal: Principal withdrawal is permitted with 18 months’ advance notice, giving the Fund the stability to make long-term investments while providing investors a defined exit pathway.
No Investor Fees: There are zero subscription, acquisition, management, servicing, withdrawal, or penalty fees associated with this offering.

Born from a legacy real estate investors, Denise’s personal knowledge covers two decades in the industry. Denise brings years of hands-on real estate investment experience to the Fund spanning residential acquisitions, commercial properties, mortgage notes, tax liens, and private financing across markets throughout the United States.
Over the course of her career, Denise has personally acquired, managed, and holds a wide variety of property types, developing a deep understanding of what it takes to identify strong opportunities, execute efficiently, and generate returns that hold up across market cycles.
She has diligently built a network of trusted relationships to bankers, brokers, project managers, joint venture partners, and real estate operators, the kind of strategic relationships that give King Capital Group Investment Fund a competitive edge in sourcing and executing exclusive deals that others will not have access to.
